Terms & Conditions

  • After booking within 20 days two agreements have to be executed between the builder and the purchaser, one for the sale of the undivided share of the land and another one for construction of the apartments.
  • Though separate considerations are specified in each agreement, composite value of land and construction will be shown in the payment schedule.
    The sale deed for the undivided share in land will be registered or caused in the client(s) by the owner, as the case may be, on receipts of the entire payment as per the agreement.
  • Cost of Stamp Paper, Registration Charges, Legal and Miscellaneous Expenses in connection with the registration of undivided share in land are to be borne by the purchaser(s)
  • Price will not change after signing the agreement and allotment of flat.
  • All Statutory Deposits, Building Tax, Sales Tax, Service Tax, Contribution to Construction Workers Welfare Fund, Share to Kerala Water Authority Connection.
  • Charges, KSEB Connection Charges, Cabling Cost, share of Transformer Cost and Deposit to Apartment Owners Association are to be paid by the buyer, as and when demanded.
  • All payments shall be made by DD/Cheque in favour of ACE ASSOCIATES payable at Ernakulam.
  • Sanctioned building plans, title deeds and other related documents related to this project are available at our office and customers can refer the same, if required.
  • The area of apartment is inclusive of proportionate share of common areas and wall thickness.
  • All apartments owners are required to be a member of the Association to be formed by the owners of apartments.
  • This is a time bound project. In case payments are not made as per agreement signed, the builder reserves the right to cancel the allotment and in which case refund the client will be made only after re-allotting the unit to another party and after deducting the taxes and other expenses and such refund shall be without any interest.
  • The project will be completed within a period of 24 months from the date of agreement between the builder and purchaser. Possession shall be given upon settlement of dues.
  • Completion and delivery dates are indicated to give an idea of the probable date of completion of the project. Every effort will be made to complete and handover the project within the stipulated time. The firm is not responsible for any delay in obtaining water/electricity connections due to the delay with concerned departments.
  • However, no responsibility will be accepted for any delay in completing the projects on time due unforeseen circumstances and in obtaining the services from statutory bodies due to reasons beyond the control of the builder.
